Homeowner's or Hazard Insurance is required on every property purchased with a mortgage. This insurance protects the homeowner (borrower) and the mortgage lender in the event of damage to the home. We require what is called Replacement Cost coverage which will automatically increase the value of the insurance limits on the property. Your insurance provider determines the "insurable value" of the property and will recommend the appropriate level of coverage to you. If the property is located in a flood zone, then Flood Insurance is required. A lender can only require a maximum of $250,000 in flood coverage as a condition for a mortgage. This is the maximum limit of the Federal Flood Insurance Program.
